1,011 acres of undeveloped land with nearly 8,000 ft of water frontage on two lakes, world class views from elevated land, and within walking distance of Lawrencetown Beach. The three PIDs represent a unique opportunity for future development with a limited supply in the HRM of similar holdings. Demand for residential development land in the HRM remains strong with both serviced and un- serviced land. An 8-lot subdivision is permitted as-of-right, per PID. With three PIDs, the potential as-of-right lot yield subject to concept planning and design is 24 lots. Obtaining a Conservation Design Development Agreement would allow for 1 unit per hectare of net developable area up to a maximum of 100 units (per each PID that is eligible for conservation design). Based on a recently commissioned report from ZZap, it is estimated that 192 lots can developed here through a conservation development agreement. Additionally, a Hybrid Conservation Design Development is also an option. According to CMHC, Nova Scotia would require 50,000 additional housing units over the current number of annual starts to meet housing affordability targets by 2030. Demographics are favourable with Halifax having the third-fastest growth rate among all Canadian cities.
