One of the very first steps you need to take in making a decision to purchase a home is figuring our how much the banks are willing to lend you in terms of a mortgage. You need to understand if there are any financial skeletons in your closet that will prevent you from buying a home. There is no point looking at houses that you are unable to get financed for. When you hire our Team to help you find your first home, we will take the time and use our experience and knowledge of the local market to ensure that you get a home that you can afford and that meets your needs.
We will help you keep your wants and needs top of mind when looking at homes so emotions don't cloud your judgement. Since we are not emotionally connected to any one property, we are able to help you look at things objectively so you are making the best decision for you and your family.
Once you have made a decision on a property we will help you determine the best price and conditions to offer and assist with negotiating on any counter offers. We will make sure that you are kept informed all through the process of the offer and acceptance.
Once you have an accepted offer, we will put you in touch with all of the resources you will need to assist in the process. Our in-house Client Care Co-ordinator will assist you with all of the paperwork throughout the process from the time the offer is made through to Closing Day.
If you do not have one, we will recommend a Property Lawyer who will review the contract and handle all of the details through to closing such as transferring title and handling the transfer of all funds. A good Property Lawyer can save you lots of time and effort if any issues arise.
Additional resources we will recommend include Building Inspectors, Water and Sewer Inspectors, Insurance Brokers, electricians, roofers, and so much more. Having been in this business for more than 30 years, we have people that we rely on and trust to ensure that our clients best interests are always top of mind.
We will handle making arrangements for inspections and guide you through the process of deciding how to handle any deficiencies that may come from them. And we will be there for you on the day of closing to do the final pre-closing inspection with you to ensure that everything is satisfactory and to provide the keys once the property is closed.
