The first formal step in marketing your property is to enter into a Seller Brokerage Agreement; this is a contract that outlines the relationship between you and your team here at CENTURY 21 All Points.
It allows us to put your property on the MLS® system and to actively market your home for a specified period of time. The Agreement also outlines the responsibilities of all parties including the amount of commission to be paid by you, the seller to all parties. Commissions are paid at the time of Closing.
Once the Seller Brokerage Agreement is signed, here are the next steps to getting your property on the market:
Gather Property Information
There's a lot of information regarding your property that interested Buyers will be looking for to review. We ask that you gather this information that we're able to answers questions from Buyers and their agents as soon as they ask.
- Survey or location certificate
- Property Tax Bill
- Utility Account Numbers - Power, Oil, Water, Natural Gas
- Information about any Leased Equipment i.e. hot water tank, propane tank, heat pump
- Dates and information about any renovations that you have done
- Property Disclosure Statement (PDS)
Prepare Your Property
Preparing your property to be in its best shape before going live on the market is crucial. Even minor adjustments and repairs can make a big difference in what Buyers are willing to pay for the home. Media Day
Once your property is ready for the market, we'll schedule an appointment to take photos and video of the property. This process will take half an hour to an hour, depending on the property size. Learn more about what happens on Media Day and how photos and video of your property will be used here.
For Sale Sign Order
A CENTURY 21 All Points For Sale Sign will be installed in your yard by our trusted, professional sign installer up to three days before your property is live on the market.
MLS® Input
Our Client Care Coordinator will input the details, photos, documents and virtual tour link for your property into the MLS® system. This will then be reviewed by your REALTOR® to ensure complete accuracy.
Scheduling Showings
Buyers' Agents will request to book showings through a system called Showing Time. You and any other relevant parties (ie. your spouse, tenants) will be notified by Text and/or Email when an Agent requests a showing, and you can either confirm or reject the appointment. We can also set it up so that Agents will not be able to request appointments during any times or days that conflict with your own schedule.
Approve the List Cut
The List Cut outlines all the details of your listing that are available to other agents and interested Buyers. Our Client Care Coordinator will email you your property's List Cut as soon as it's live on the MLS® system. It's important that you review the list cut carefully to ensure every detail is accurate
